At one of my KL Curry Club networking nights, I somehow ended up at a table with not one, but three families who’d all scored their MM2H visas back in 2023. They came from the UK, Australia, and Belgium, each with their own story about how long the process took and who finally got approved last (we had a good laugh about that one).
Between jokes, we wondered what would happen if MM2H were to reopen. And now, after what feels like forever, it finally has. The MM2H visa is officially back, and those who’ve been waiting nearly three years are racing to get to the front of the queue while agents scramble to pick up where they left off.
For the past four decades, Malaysia has been a prime destination for retirement and second-home migration. It is particularly recognised for its Malaysia My Second Home Programme (MM2H), which was established in 2002.
The visa is a long-term, renewable multiple-entry social visit pass that allows MM2H participants and their dependents to reside in Malaysia.
There are three versions of the MM2H program: the main one covering West Malaysia, and then Sabah MM2H, Sarawak MM2H (S-MM2H), exclusive to the respective states in Borneo.
Compared to other residency programmes in Southeast Asia, Malaysia's My Second Home (MM2H) scheme remains one of the most balanced and appealing options in 2025. While countries like Thailand and the Philippines also offer long-stay visas, the MM2H programme stands out for its combination of affordability, modern infrastructure, and high-quality lifestyle. The MM2H visa has multiple tiers - Silver, Gold, Platinum, SEZ (Special Economic Zones) & SFZ (Special Finance Zones). The SEZ & SFZ are for specific areas within Malaysia, where the government aims to boost investment and development.
All tiers allow dependents for children, spouses, and parents aged 60 years or older.

Malaysia My Second Home (MM2H) visa holders are permitted to employ one foreign domestic helper per household. The application and approval process must follow both the MM2H programme guidelines and the Malaysian Immigration Department’s regulations on hiring domestic helpers.
MM2H participants may withdraw part of their Fixed Deposit from the second year onward for approved expenses such as property purchase, children's education, or medical costs - up to RM50,000 (aged 50 and above) or RM150,000 (below 50).
Participants must maintain a minimum balance of RM100,000 (for those aged 50 and above) or RM150,000 (for those aged below 50) until they exit the programme. Withdrawals are reimbursed based on submitted claims. Applications must be complete and submitted through official channels (not via email) to be processed within three working days.
Under the revamped MM2H programme, applicants must purchase a property within one year of visa endorsement, while Special Finance Zone applicants must buy before edorsement (after conditional approval). The property must be held for ten year; however, upgrading to a higher-priced home is permitted. Once the visa is cancelled, the property may be sold.
Here is a quick rundown on the application process!
Step 1: Choose a licensed MM2H agent and pay the deposit.
Step 2: Decide which MM2H tier you’re applying for.
Step 3: Verify your eligibility and confirm that you meet the financial requirements.
Step 4: Prepare all required documents.
Step 5: Submit your application to the Malaysian Immigration Department and wait for conditional approval.
Step 6: Once approved, pay the remaining agent and participation fees.
Step 7: Travel to Malaysia for a visa endorsement, open a fixed deposit account, complete a medical check-up, and get medical insurance.
Step 8: After approval, you have 12 months to purchase a property in Malaysia
